Managed a diverse portfolio of both traditional and low-income projects; Over 5 years regulatory reporting with multi-housing programs including Section 8, tax credit, VASH, and bond; Successful growth of management portfolio through business development and positive management experiences with current/former clients resulting in referrals. Building our management portfolio with business development efforts including potential client negations and onboarding new properties.  Current California Real Estate Broker License #02083837. 

Leading renovation/repositioning of a multitude of projects, HeetWave Properties has successfully completed over 40 renovation and lease-up projects since April 2018.  Currently HeetWave Properties is working with clients on renovation and repositioning projects throughout San Diego and is working with clients on development of an additional 150-200 units in 9 buildings throughout San Diego.  Oversight duties include construction updates and punch lists, accounting, obtaining certificates occupancy, outreach marketing, pre-leasing and grand opening celebrations.

Onsite and/or roving management team responsible for the oversight of the daily operations of multi-family residential communities.  Management services coordinate a/r, a/p, resident relations, leasing and renewal activity, property porter services, and maintenance coordination.

Effectively  dealing with diverse clientele and effectively managing delinquency rates by tailoring interventions to individual tenant financial situations in frequently confrontational settings, such as rent negotiation and court/eviction proceedings; Implementation of resident survey program focusing on leasing first impression, customer satisfaction, lease renewal, and maintenance request satisfaction.

HeetWave Properties supports various youth and school sports programs throughout San Diego County.  We are a current sponsor for San Diego High School basketball programs and SDA club teams.  We partner with Rancho De Los Niños Orphanage in Playas de Rosarito, Mexico providing donations of household goods and clothing throughout the year. Team HeetWave also participates together in various stewardship opportunities throughout the year.
